Deposit & Payments
Cancellation Policy
- Deposit: A 50% deposit of the total rental amount is generally required within 3 days of booking to confirm the reservation.
- Final Payment: The remaining balance is typically due 60 days before your arrival date. For holiday periods (Christmas/New Year’s), the balance may be due earlier, sometimes by September 1st.
- Cancellation (Standard): Cancellations made more than 60 days prior to arrival are generally eligible for a refund, often minus a percentage (e.g., 20%) or cancellation fee. Cancellations made less than 60 days prior to arrival are typically non-refundable, unless the villa can be re-rented for the same dates and rate.
- Cancellation (Holiday): Bookings for major holidays (Christmas, New Year, Thanksgiving, Easter) are often strictly non-refundable, regardless of the reason for cancellation.
- Minimum Stay:
- Holidays: 7 nights minimum.
- High Season (Nov 1 – Apr 30): 5 nights minimum.
- Low Season (May 1 – Oct 31): 3 nights minimum.
- Security Deposit: A refundable damage deposit, typically around $800 to $1,000 USD, is required and returned after check-out, pending a damage inspection.
- Occupancy: The maximum number of guests is generally 12 people (based on 5 bedrooms). Any additional visitors must be approved in advance and may incur an extra fee.
- Other Rules:
- Check-in/out: Check-in is at 3:00 PM, and check-out is by 11:00 AM.
- Events: Events or gatherings with more than the allowed guests require prior written permission from the owner and may involve an extra charge.
- Pets/Smoking: Pets are not allowed without written permission, and smoking is not permitted inside the villa.
- Deposit: A deposit of 50% is due within 3 days of the reservation. If the deposit is not received at this time, the reservation will be automatically cancelled. Please advise if you need an extension.
- Balance: A balance of 50% is due 60 days prior to arrival.
- Minimum stay: The minimum stay requirements are 7 nights during holidays (Christmas and New Year’s), 5 nights during high season (November 1st through April 30th) and 3 nights during low season (May 1st through October 31st).
- Number of guests: 12 guests maximum.
- Visitors: Any visitors other than the 12 allowed guests must pay a $50 dollar fee for a day pass, which must be requested 48 hours in advance. The day pass includes one meal.
- Events: Written permission from the owner is required to hold any event of more than 15 people (12 allowed guests + 3 visitors). There is a special charge (equal to one night’s rent), which must be paid to and confirmed by the owner or his agent prior to any event. We also require a damage security deposit of $500USD to be held until such time as we can confirm any damages or loss. At which time, the full amount of the damage deposit, less the cost of any damages or losses, will be returned.
- Pets: No pets are allowed on the property without written permission prior to arrival.
- Rates: Rates are subject to change without notice. All reservations with deposit will be honored at the rate in effect when taken.
